River City Station
Property is fully entitled and permits a project with a mix of uses including commercial, office, medical, senior living and residential uses. The project was divided into two phases. The residential portion of Phase I is completed, stabilized and slod ($180,000 per door). St. Vincent's purchased 2 of the 4 out parcels and is planning a 17,000 sf Primary Care facility. Phase I Monument Sign is complete. There are only 2 out parcels remaining for purchase. Phase II of the Project (approximately 43 acres of developable property) will benefit from the permitting and installation of the infrastructure already done in Phase I.
In-depth Conceptual Plan for the site complete
Wetland Permitting - The Developer has already obtained permits from the St. Johns River Water Management District and from the U.S. Army Corps of Engineers which authorize all of the development on the Property. All wetland mitigation has been completed and is in place.
Utilities - A master lift station with full capacity for both Phases I and II has already been constructed within Phase I of the Project. The lift station is operable and available to serve Phase II. Additionally, all stormwater treatment has been permitted.
